Property General Manager (Project Management)

Position Summary:
The Property General Manager is responsible for overseeing the day-to-day operations of the residential properties, managing and coordinating people, activities and resources in order to maximize successful operations. Works closely with the Regional Manager to determine and achieve operational goals and profitability. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner.
Essential Job Functions:
· Takes a hands-on approach to determine and accomplish objectives and goals.
· Hires and trains Community Managers on BH Philosophy, Company Policy & Procedures Manual.
· Leads, supervises and develops the performance of all operating departments to insure the highest possible levels of satisfaction. Responsible for the overall direction, coordination, and evaluation of these units.
· Ensures the timely and accurate completion of all financial processes and reports, and provides controls to ensure the proper handling of accounting functions.
· Prepares budgets, reviews financial statements and ensures all procedures are followed.
· Assists with coordinating/overseeing capital improvement projects to maintain/upgrade quality standards and property image, and to protect and enhance the value of all assets.
· Builds a rapport with ownership and works to understand Ownership priorities and exceed expectations.
· Physically walks and inspects community on a daily basis to address issues and to ensure property meets BH standards.
· Actively participates in property tours and customer meetings.
· Ensure team members have a strong, team-oriented and healthy working environment. Promotes positive interactions among stakeholders (employees/residents) and leads by example.
· Utilizes a coaching/educational approach in working with team members. Fosters employee recognition and appreciation within the property teams and region.
· Employee reviews are conducted in accordance with BH Management's current review policy.
· Responsible for ensuring all employees are properly trained, employee reviews are conducted in accordance with BH Management's current review policy, promotions and salary changes are effectively communicated, disciplinary actions are reviewed up to termination of employment.
· Provides effective and regular communication/meetings with employees, owners and Regional Manager.
· Assists with preparing, evaluating and reviewing Market Surveys.
· Oversees the tracking and managing property's social media presence through various reputation management programs.
· Establishes unit pricing based on weekly market surveys.
· Reviews vendor contracts.
· Oversees and directs all administrative duties in accordance with company policy.
· Other duties as assigned.
Minimum Qualifications/Skills:
· Previous General Manager or Regional Manager Level Property Management experience
· Experience in preparing/analyzing financial data, budgets and market surveys
· Microsoft Office Outlook/Word/Excel skills
· A valid driver's license may be required
· A positive, motivating and team-oriented attitude
· Strong communication and leadership skills
· Ability to thrive in a fast-paced environment
· Ability to work with a diverse group of people and customers
Desired Qualifications/Skills:
· Bachelor's Degree in Business or Management
· Experience managing resort type properties
· CAM/CAPS Licensed Property Manager
· Yieldstar and Yardi Voyager experience
Work Schedule: 8am-5pm, Monday-Friday, or as needed to meet business needs.

While performing the duties of this job, employees must be able to remain in a stationary position for long periods of time, occasionally move about the office, constantly operate a computer and other office equipment, communicate regularly and effectively with others, both written and verbally, and may occasionally lift up to 30 pounds.
This position requires close visual acuity to perform an activity such as preparing and analyzing data and figures, viewing a computer terminal, and extensive reading.
The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.
